Tiny, noisy, overpriced but venue is well located.
Room 5 was tiny, not even a sidetable or room for a suitcase. No aurcon and surrounded by corridors. Noisy thru thin walls, the sounds of the pub till 9.30pm and a chiller init running all night. If it were half price it'd be ok, but for $129 a night youll be quieter and have more space sleeping in your car and thats sad. Not returning.

Staff were very helpful sending photos of the access stairs and key keeping boxes. Even sent a text message saying the storm had caused power outage, which was resolved before we arrived. Beds and linen were clean n comfy . Hotel was nice and quiet. Breakfast was disappointing, no mugs to drink tea, no spoons to eat cereal, I’d hardly call that continental breakfast. Showers were a great temperature, nice and clean, generous size, with lashings of hot water. The situation was lovely near the river

Small room with not much to it. Shared bathroom facilities so beware of that if you’re against that sort of thing. Place was very clean and tidy however and has a great view over the nearby lake.

Was surprised that our twin room was internal and so had no windows looking outside, but it had 3 windows all looking into the corridoors, including one window that was permanently jammed open so that anyone could climb in. So security was not great and the noise was disturbing, especially from the pub downstairs. I would suggest avoiding rooms 5 and 6 (the internal rooms) if this was an issue for you. A suggestion would be for the hotel to close the door between the pub and the accommodation to minimise noise and the security risk for the paying guests. I think all the rooms facing onto the wrap around verandah would have enjoyed their rooms more, as they also appeared to be more spacious, except that it appears that smoking may be allowed on the upstairs verandah (as evidenced by an ashtray). Our twin room was very small and had no table, but the beds were very comfortable with lovely linen and plump pillows. Our room had no air con but a good fan; however I imagine it would be very warm in summer as it has no external opening window as I mentioned. The room was very clean which is a big plus. The shared bathrooms were clean with good water pressure but not many sinks. Our room had a mini bar with one apple, several milk cartons and iced water. The included breakfast was a choice of several cereals. There is a kettle with choice of teas but no toaster. Lots of powerpoints and a tv. Lovely cafe on the river downstairs in a quaint town with a lovely park nearby.

Beautiful Old Hotel in Ulmarra
We stayed at the Ulmarra Hotel on our way down and back travelling to see friends and found checkin was easy at the bar and straight forward. Room was adequate and linen clean with a breakfast included which was generous. We ate at the restaurant and both times the meals were great. Wednesday and Thursday nights offered specials which included a glass of beer, wine or soft drink with a main for $20 which was fantastic. We will definitely stop over again at this beautiful old Hotel. Definitely worth your time and price was good also.

I like staying at country pubs and this was one of the best. The Hotel has been renovated but kept in the taste of its origins. The toilets and showers are shared like most old pubs, they were unisex so there was no waiting whilst another was empty because no one of that sex was using it . I never had to wait at all. The room opened out onto the 2nd floor veranda and we had afternoon coffee and the complimentary, morning breakfast, listening and watching the birds in the trees. Walking the area was great and the Clarence River sensational. We had to climb one set of steep stairs to the rooms but that is normal for such pubs. The staff were bright and friendly, the food excellent with us taking advantage of the $20 steak/parma deal. Both were excellent and the mud cake for desert made for a rich meal. We loved the setting and the surrounds. Like all old pubs it had it's oddities but that is what makes them special. We will go again next time we travel this way. Garry, Victoria
