Like staying in a historic home. The rooms are well decorated and appointed; ours was spacious and clean. Breakfast in the lobby was simple but good. Check in and out were easy. Good location on a quiet part of Beacon St.!

The rooms different, the amount paid is the same.
The room we stayed in was on the top floor (4th floor), which is likely why the ceiling was very low, only a few centimeters above 2 meters. Tall guests should inform the hotel about their height before booking.

I hate to leave a poor review for a bed and breakfast but would like to help others avoid a bad experience and maybe this will be helpful feedback for the owners. We were put in a room right off the small lobby. We could hear everything. It felt like the desk clerk and other patrons were in the room with us. Additionally there was no individual heater in the room and the temperature was set to 65 degrees in the lobby and it was very cold. There was also a hole in the window letting in cold air. The breakfast was very sparse and depressing, mostly sugary cereals in kid sized boxes. The lobby is very run down. The whole experience was very depressing.

The property was not very clean. I would describe the building as needing considerable deferred maintenance on everything from the windows, to paint, to bathroom fixtures to doorknobs. The bed was the worst bed (in terms of comfort) I've slept in ten years; the sheets were of terrible quality. Pillows were uncomfortable.

It didn’t feel like cleaning was a priority. I use a cpap machine and the plug fell out of the socket and my machine quit working. The table lamps were unplugged like they didn’t trust them

The property is very old and run down It has the basics and that is it The staff at the front desk are not attentive to the customers needs I believe they are college students and they do the bare minimum Other than the convenience of being close to Washington Square this property needs a lot of work!!! I did not see a single person/ employee cleaning anything in my 3 days at the property Basic minimum to get by 1-2 star at the Most!!!

Bed, Breakfast (sort of) and lots of Dust
I’ll start with the positives…good rate, large old house with front and back stairs in a stunning part of Brookline. Lots of green trees, short walk to drug store and a great Whole Foods, excellent access to the T (public transport), very easy and quick into Boston. Negatives. While this B&B has potential, it is filthy dirty. I was given a different room than I booked on Hotels.com and was told ‘next time’ to call & confirm the room pictured online. Everything (except the linens and towels) was covered with thick dust/grime: blinds, floors, windowsills, floorboards, ceiling, under bed. Bath was soap-scum stained. Lighting is terrible. I asked for another room and was switched. It was larger but also filthy. I showed the young lady at the desk the spaces in the room that had so much dirt/dust/cobwebs it was scary and she nodded noting the whole room. I went out and returned later. The « housekeeper » had « cleaned » just those two scary areas while I was gone but barely and left the rest as is. There is a Keurig with coffee available 24/7 so that was good. Breakfast is really just enough to hold you until you can get to a restaurant (bagel, cold cereal, banana, granola bar). A couple of the employees were very nice and, I believe, meant well -they just have no idea what they’re doing. This is not a place to go for charming B&B service. Oh, and there are mousetraps everywhere, even in the sink cabinet so I daren’t unpack. While cheap, one leaves feeling ripped off.

Comfortable little spot
Amenities were common for a guest house. Coffee and water were available 24/7 and a complimentary continental breakfast is available in the morning. Off-street parking is available for $33. It was a comfortable stay in an old historic building that is close to everything. It was a perfect spot to stay for a night when moving my daughter into her apartment for college.

Colonial Style
I really liked the colonial style of the room, simple, nice bed. Felt like I was a guest in someone's house. Room service didn't freshen the room though twice, breakfast not there one morning. There was a smell of propane in the lobby that was a bit scary, but obviously was not. I would stay there again as price was good and the location perfect for my needs.
